When done properly, a title split can transform a single multi unit block asset into multiple standalone single units, potentially significantly increasing the overall property value, providing flexible financing options, and creating opportunities that may not exist with a single title.


Our main speaker James Lynch transitioned from a Project Management career to full-time property investment in 2022, rapidly expanding his portfolio by adding 55 units in just 16 months. This growth complemented his Bristol portfolio, established in 2012. His holdings include HMOs, commercial units, blocks of flats, and a Serviced Accommodation unit under development.


Specialising in Freehold Blocks, James also runs The Title Split Consultant, mentoring clients on scaling their portfolios by acquiring blocks of flats with minimal cash investment.


This comprehensive session brings together the complete team you need for successful title split projects. Unlike standard property purchases, title splits often require funding for the initial acquisition, any necessary conversion works that the asset may need, whilst also allowing time for the Land Registry process. You’ll understand which lenders work in this space, what LTV ratios are available and how valuations are approached. The funders will also explain how existing mortgages affect your options and strategies for working with current lenders or refinancing to facilitate the split.


Legal experts will navigate you through the often complex Land Registry requirements that govern title splits. You’ll learn about boundary definitions and how to establish them correctly, the critical importance of accurate site plans and measurements, how to handle rights of way and access arrangements when creating multiple titles, and much more. This comprehensive day covers the complete conversion journey from initial opportunity identification through to profitable exit.


Our main speaker Carl Tranter has developed or bought over 100 properties and has another 100 under construction currently. 90% of this has been achieved since 2020 despite investing since 2012. He has hands-on experience in ‘Single lets’, ‘HMO’s’, Serviced accommodation and ‘Commercial and Residential development’ as well as the construction of these in projects ranging from single commercial and residential conversions to building 73 apartments on a single BTR site. Creating spaces where people love to live and work is something Carl and his business partner are passionate about.


Under the guise of the T&T Assets Group – Carl has spent the last few years honing the skill of de-risking property development at scale to build a long term asset portfolio. This is what he believes will serve him and his business well over the long term.


We also have Anthony Boyce, a property professional for over 20 years now, having worked within architecture, planning, building surveying & structural engineering practices before jumping both feet first into his own ventures and the murky waters of Property Investment, Property Development & Business around 8 years ago. During the last 8 years, Anthony has scaled his property portfolio from £0 to over £5 million (and counting), by using JVs, external investment, and creative, value-adding strategies.
